Interview with Mr. Y who purchased a tower apartment in the Toyosu area



Q: Why did you become interested in the Japanese real estate market?


A: Japan has very low country risk, and past real estate prices have continued to rise moderately, so you can invest with confidence. Additionally, apartment prices in Tokyo are very reasonable compared to major cities around the world. For example, if we take the Azabu district of Minato-ku, Tokyo as the standard, Taiwan has a clear difference of 148. Furthermore, the rent is also the highest after London, New York, Hong Kong, and Singapore, and the appeal of real estate in Japan is that it can be purchased cheaply and rented at a high price.


Q: Why did you choose the Toyosu area?


A:Toyosu has beautiful scenery and a large shopping mall called LaLaport. Tower apartments, offices, and shopping malls are in harmony, creating a beautiful cityscape. Also, the sunset over Tokyo Bay seen from Toyosu Park is very beautiful, and I chose Toyosu because I wanted to live there because it combines the convenience of the city with the sea and nature. Furthermore, many of the tower apartments were built around 15 years ago, and the prices ranged from 60 million yen to 100 million yen, which suited my budget.

With good access to Tokyo Station and Ginza, and plenty of nursery schools and schools, the area is popular not only with singles but also with families. All of the tower apartments have luxurious hotel-like entrances and concierge services, and because they have been thoroughly maintained and renovated, it was also attractive that the rent could be maintained at the same price as when they were newly built.


Q: I understand that you purchased it for investment purposes, but what kind of profit do you expect specifically?


A: In addition to rental income, we are also affected by the weaker yen, and we hope to make a profit when we sell the property in the future. Toyosu is also the starting point announced by the Tokyo Metropolitan Government. A new lifestyle has been born where people can enjoy the scenery and daily life of Tokyo from aboard a ship, and asset values are also expected to rise. In addition, construction of landmarks is progressing, and the area is expected to further develop in the future, so we expect to make a profit when it is sold in a few years.


Q: What kind of research and preparation did you do when purchasing real estate in Japan from Taiwan?


First, I found a website that supports foreign languages. In addition to that, I looked for a company that could provide support in Chinese. I was very attracted to the Tokyo Bay Area, where the sea and nature blend beautifully in the city. So, while searching on the internet, I came across the Happiness Home website. Q:What do you think is the most important point when considering purchasing?


A:I place great importance on the entrance of an apartment. Not only does management and maintenance have a big impact on property value, but a beautiful entrance will also attract the attention of tenants. You can renovate the purchased room yourself, but you cannot renovate the entrance yourself. Therefore, we believe that it is an important criterion for determining future asset values.


Q:What are the features and appeals of the tower apartment you purchased?


A: The entrance was very luxurious and had an elegant atmosphere. It was so well maintained and clean that I couldn't believe it was built 15 years ago. Despite being in a good location, 6 minutes from the station, the living environment was wonderful, with a well-maintained lawn square behind the apartment and a walking path along the canal. In addition, a large shopping mall and home improvement store are within 5 to 10 minutes walking distance, making it extremely convenient, so we believe it will be in high demand when renting or selling in the future. I decided to purchase based on these points.


Q: Do you have any future plans or goals?
